Once we have this completed we will open your US Bank Account. This is one of the major hurdles that a foreign investor must overcome, it is difficult to open a bank account unless you can physically visit the States.

Reserve and receive Purchase & Sale Agreement “PSA”

Complete the reservation form and send to your representing agent. You will receive your Purchase & Sales Agreement via Docusign for review.

Pay Reservation Fee Into Secure Escrow Account

At the time of signing the PSA, you must wire a 30% Reservation Deposit to a secure escrow account set up via a U.S. escrow agent. This deposit allows Greystone to begin construction on your new investment property.

LLC Set-Up & Financing Options

Greystone Client Services Department will be in touch post deposit to begin setting up the LLC and U.S. bank account and start any finance application as required.

Property Completion and Closing

Once the property is completed, Greystone will move to closing. The Title Company will prepare the Closing Documents and Greystone’s Transaction Team will advise when the Closing Documents and remaining funds are due and ensure they are delivered within 5 days of the Closing Date.

Start Rental Income

Post-closing, Phillip Ryan Property Management will be your point of contact to oversee your property portfolio, rental payments are collected within the first week of each month and paid into your U.S. bank account.

GLOSSARY

CLOSING: The formal process of transferring title from seller to buyer and the payment from buyer to seller. The transfer is usually conducted at the offices of the closing attorney, escrow, or title company.

LLC: A limited liability company, the preferred investment vehicle for a foreign investor.

TITLE COMPANY: A firm that examines land titles to make sure that they are free of liens or other encumbrances.

ESCROW ACCOUNT: It is a legal trust account used as a temporary pass through account held by a third party during the process of a transaction between two parties.
